Laguna Niguel is a master-planned city of about 65,000 in the San Joaquin Hills, between the coast and the canyons. It has more than 30 parks, a trail system that reaches the sand at Salt Creek Beach, and Dana Point Harbor about ten minutes down the road. Prices run noticeably gentler than Laguna Beach next door.
Neighborhoods to know
Laguna Niguel is made up of dozens of smaller communities, and they differ more than the map suggests. Marina Hills and Sea Country offer classic neighborhood tracts with community pools, sport courts, and ocean breezes. Niguel Summit and Pacific Island Village climb the ridgelines for panoramic coast and city-light views. Bear Brand and Ocean Ranch bring luxury and gated privacy near the Ocean Ranch shopping village. Closer to Crown Valley Parkway you’ll find townhomes and condos that make excellent first purchases, and some of the best value left in coastal South OC.
Daily life
Weekends here revolve around the outdoors: Laguna Niguel Regional Park and its lake, the Salt Creek Trail rolling all the way to the beach, and more than 30 neighborhood parks in between. Homes are served by the Capistrano Unified School District; I’ll point you to enrollment maps and the state’s school data for any address you’re considering. Commuters reach the 73, I-5, and the Laguna Niguel/Mission Viejo Metrolink station easily. And the city turns out for its own events, including Pride, which I help organize.
What homes cost
Laguna Niguel offers a wide range: condos and townhomes typically from the $600Ks-$900Ks, single-family homes mostly from about $1.1M, and view or luxury properties well beyond. Ask me for this month’s numbers; I watch this market daily and will tell you whether a listing is priced right.
