San Juan Capistrano is the oldest town in Orange County, built around the 1776 Mission and the adobe lanes of the Los Rios District, one of California’s oldest neighborhoods. It stayed quiet for decades. That’s changing: the redone downtown around River Street has brought in restaurants and weekend crowds, and prices have started to reflect the attention.
The feel
SJC is Orange County’s equestrian capital: miles of riding trails, real barns, and estates with room to breathe. There’s plenty besides acreage: classic ranch tracts, newer gated communities in the eastern hills, condos near the historic core, and 55+ communities that are among South OC’s best values. The Metrolink/Amtrak station in the middle of town means you can walk to a train that reaches LA or San Diego.
Daily life
Mornings at the farmers market, afternoons on the trails or at the Ecology Center, evenings downtown. The city is served by Capistrano Unified schools, plus notable private options like JSerra and St. Margaret’s. The town calendar (Swallows Day Parade, summer concerts, holiday lights at the Mission) fills up year-round.
What homes cost
The range is wider than most South OC cities: condos from the $500Ks-$700Ks, single-family homes roughly $1M-$1.6M, and equestrian or view estates from $2M well upward. If you want character and land without leaving coastal OC, this is where I take people.
